Your non-fiction how-to book is going to evolve into a wonderful work. A piece that will probably be the bible on the topic you choose. And when I use the word evolve, I'm quite serious about the process. You might start with just a handful of pages, and that will be your first finished work. And you're going to sell that and make a good profit on your effort. But then you're going to watch that project evolve into something wonderful. Here's how you do it.
You already know you want to write a non-fiction how-to book and I'm going to assume that you've got the right subject for your book, and that you've either done sufficient research into the topic, or you have the information in your head.
I'm not going to spend time telling you you've got to have the right topic if you want to make the most money. We're starting beyond that point.
I want you to take the most important element of your non-fiction book and focus just on that point. It will probably concern the most important question your reader has about the issue. For your non-ficiton how-to book, your writing will evolve around this one element.
I want you to write just 20 pages on this one element. For the how-to book you're producing, it addresses that one big problem all your readers have: raising money, finding a job, repairing a relationship, getting the date, whatever.

Here's the outline for your 20-page effort:
Describe the problem
Explain why it's a problem
Tell what the reader will have to do to be ready to implement the solution (If you want to get a bank loan, you've got to dress for success, have all your paper work with you, write down 20 questions the banker will likely ask you and have the answers ready, understand that you've got to have a presentation ready, realize what the banker is looking for, and so much more.)
Describe the solution fully
Outline follow up strategies
How the reader can turn this problem into an actual advantage
And finally, ask the reader what else about the subject they'd like to know.
Okay, that's good for 20 pages without too much effort at all. The more detail you have, the more likely you are to run past those 20 pages, but for now, you want to have just 20 pages.
These 20 pages are your first ebook. The objective is to sell this ebook for a relatively low price (hey, it's only 20 pages) and to sell the hard copy of this ebook as an upsell. So you'll sell the ebook for about $17 and the hard copy will be offered for an additional $17.
Now your job is to increase the size of your ebook as quickly as you can, with the price going up proportionately. I think you'd have a difficult time selling an ebook for too much more than $49.95, but it has certainly been done many times. Remember, you're offering the hardcopy version of your book, created at your local Staples, or some place similar, for an identical price.
Now your non-fiction how-to book begins to evolve. Take the readers' suggestions, and your own objectives and start making that book grow. You'll have your own schedule, but make sure it increases by at least five pages every week.
You're actually making money while your ebook evolves into a wonderful manuscript you can send to the publisher in just a matter of a few months.
